Should a real estate agent show a home address on Google or set a service area?

A real estate agent who meets clients at properties rather than receiving them at a staffed office with permanent signage should hide the street address on their Google Business Profile and designate a service area instead. Google's guidelines for representing your business on Google state that a service-area business should hide its address, and give the example of a tradesperson running a business from a residential address clearing that address from the profile.

What is a service-area business on Google?

A service-area business is one that travels to customers rather than receiving them at its own premises. Google's guidelines state that a business without a storefront and clear signage, which travels to customers at their physical locations, is allowed one service-area Business Profile.

Real estate agents fit that description in the ordinary case, because the work happens at listings, at clients' homes and at closing tables rather than at a desk clients visit. The profile still exists and still ranks; what changes is that the street address is hidden and a geographic area is published in its place.

Can a real estate agent list their home address on Google?

Publishing a home address on a profile is the situation Google's guidance explicitly tells businesses to avoid. Google's guidelines instruct service-area businesses to hide the business address from customers, and illustrate the point with a plumber running a business from a residential address clearing the address from the profile.

The address is still entered during setup so Google can situate the business, then hidden from public display. An agent who leaves a home address visible is publishing where they and their family live to every person who searches their name, with no offsetting benefit the guidelines recognize.

Is a virtual office or a mailbox an acceptable address for a real estate agent?

Neither qualifies. Google's guidelines state that a business renting a physical mailing address it does not operate from, known as a virtual office, is not eligible for a Business Profile, and that post office boxes and mailboxes at remote locations are not acceptable.

Co-working space sits under a narrower rule. Google states that a business cannot list an office at a co-working space unless that office maintains clear signage, receives customers at the location during business hours, and is staffed during business hours by that business's own staff. How large can a real estate agent's service area be?

Google publishes a driving-time boundary rather than a mile count. Google's guidelines state that the boundaries of a profile's overall service area should not extend farther than about two hours of driving time from where the business is based, while noting that larger areas may be appropriate for some businesses.

That figure is a ceiling and not a target. An agent who lists every parish within two hours is describing an area they do not actually serve, which cuts against Google's separate instruction to make the address or service area accurate and precise.

Can a real estate agent show an office address and a service area at the same time?

Showing both is allowed for businesses that genuinely do both. Google's guidelines describe hybrid service-area businesses, which show a storefront address and designate a service area, and state that a business wanting both must have a location staffed by its own team and able to receive customers during its stated hours.

For a real estate agent that condition usually points back to the brokerage office, which is the brokerage's profile rather than the agent's. An agent who is one of several public-facing agents at that office holds a profile in their own name, and Google's practitioner guidelines keep the organization's profile separate from the practitioner's.

What happens to hours on a profile with no public address?

Hours describe when the agent can actually be reached, and some businesses are told not to publish them at all. Google's guidelines state that certain types of business should not provide hours, including those that operate only by appointment.

Google's practitioner guidelines also require that the practitioner can be contacted directly at the verified location during stated hours. An agent publishing nine to five while unreachable at a hidden address is asserting something the guidelines expect to be true.

Does hiding the address hurt a real estate agent's local ranking?

Hiding the address is the configuration Google's guidelines prescribe for this business type, so it is not a penalty and not a workaround. Google states that it determines how best to display a business address based on the business information and information from other sources.

Claims that a visible address outranks a hidden one circulate widely among marketing vendors and are not something Top Real Estate Systems has verified against Google documentation or its own measurement.
